For a very long time, there have been speculations about the safety of property
ownership in Northern Cyprus and the differences in the Northern Cyprus
Property title deeds. According to the property laws of Northern Cyprus all
title deeds are equal and are under the guarantee of the Turkish Republic of
Northern Cyprus (T.R.N.C.). All property title deeds in Northern Cyprus are
called TRNC Freehold Title deeds. However, the differences in title deeds lie
in the different ways of obtaining the Northern Cyprus Property in question:
Pre 1974 or Turkish Title Properties are the properties that were owned by
Turkish Cypriots or any other Foreign Nationals prior to the inter communal
struggles of 1974. Eþdeðer or TMD properties are the properties that were given
to Turkish Cypriot Citizens for humanitarian and economic development purposes
or in exchange of properties that Turkish Cypriots desperately had to leave in
South Cyprus during the same inter communal struggles of 1974. Therefore, all
TRNC Freehold title deeds and any property ownership are guaranteed by the
property laws of the constitution of Northern Cyprus and carry no differences
whatsoever.

What does Turkish title deed mean?
With regard to the purchase of land or buildings, here are the
different types of property, and the title deeds, which one is likely to be
offered.
Turkish title deed, as can be seen from the term, is a document that shows that
the first owner of an immovable property is a Turkish subject person and/or
Company.
Turkish (Foreign) Freehold - title deed are Turkish Cypriot, British or foreign
owned pre-1974. These deeds are 100% safe and are internationally recognized.
Please note that before the property can be registered in your name, an
application must be made to the Council of Ministers for approval.
Foreigners are limited to one donum per person . This is possible only under
certain circumstances. The right of aliens to acquire immovable property in the
TRNC is limited with 1 donoum. "1 donoum" stated above should be considered as
"1 donoum at the most".
It should not be understood that the total measure of more than one property
doesn't exceed 1 donoum. In other words, what's basis is only 1 immovable
property.
An alien acquire any other immovable property after he has bought a flat and/or
villa and/or land of less than 1 donoum.
The validity of the title deed is checked and confirmed by a solicitor.
Contracts of sale are drawn up, with the purchaser paying an agreed deposit,
and a completion date is set. In many cases, the purchaser returns to the UK or
wherever, and the solicitor attends to the completion in the purchaser's
absence, having been given Power of Attorney.
If the property is registered in the name of a local person, then an
application must be made to the Council of Ministers; allow 10- 15 months. The
Land Registry values the property for Stamp Duty purposes. On the day of
completion, the monies are paid by the solicitor to the vendor and the Land
Registry respectively; the name of the purchaser is entered into the Land
Registry's record books, and the new title deed is subsequently issued.
